* Rebate program - We offer a cash back
rebate when you use us as your Tampa Real Estate Agent to buy new construction
from a builder or condo conversions from the developer. Most all builders
and developers offer a commission to Real Estate Agents who represent the
buyer in a new home or condo conversion contract. This is of no cost to
you! It is built into the price. Should you allow us to represent you, we
will rebate a portion of the commission back to you when
the property closes. It is important that you contact us first before or
soon after you visit the builder or model home site as there are certain
steps the builders require.
* Local Builders - We have a good working relationship
with many of the local builders. We have insight to the new subdivisions
before they go public which will help you to get involved in pre-construction
prices.
* Condo conversion projects are becoming quite popular
in the Tampa Bay area. A condo conversion is simply an apartment complex
that is bought by a developer that usually gets a complete renovation inside
and out. The condos are then sold publicly. We get the information first
and can get you on the VIP list to get you the first layer of pre-construction
pricing whether you are interested in investing or for your own home. In
most cases, our rebate program applies to condo conversions bought from
developers.
* On your lot building is another option for those who
want a newly constructed home. We can help you find a lot and recommend
a few "on your lot" builders. We can usually offer a rebate on
the construction of the home also if you work with one of our recommended
builders.
